Brazilian Rental Vocabulary: Portuguese Terms Every Foreigner Should Know
Renting an apartment in Brazil often means navigating unfamiliar words as well as unfamiliar procedures. Even people who speak Portuguese comfortably may struggle with the vocabulary found in Brazilian rental contracts, known as contratos de locação.
If you are a foreigner renting in Brazil for the first time, understanding these terms will help you compare apartments, calculate the real monthly cost and read the contract more confidently.
TL;DR
These are the most important Brazilian rental terms:
- Aluguel: rent
- Condomínio: building fee
- IPTU: municipal property tax
- Caução: security deposit
- Fiador: guarantor
- Vistoria: property inspection
- Multa rescisória: early termination penalty
- Reajuste: rent adjustment
Traditional rentals may require a fiador, insurance or another type of guarantee. Shortstay offers furnished apartments for stays of 1 to 12 months without a fiador, but reservations remain subject to document and financial approval. A security deposit may also apply, depending on the selected plan.
People involved in a Brazilian rental
Locador
The locador is the person or company granting the tenant the right to occupy the property. This is usually the owner, but it may also be an authorized representative.
Locatário
The locatário is the tenant—the person who rents and occupies the property.
If more than one person signs the contract, check whether all tenants share responsibility for payments, damages and other obligations.
Fiador
A fiador is a guarantor who may become responsible for certain financial obligations if the tenant does not comply with the contract.
Landlords and real estate agencies establish their own approval requirements for a fiador. They may request proof of income, property ownership or other documents, but these criteria are not identical in every rental.
Shortstay does not require a fiador. This removes one common obstacle for foreigners, but it does not guarantee approval. Applicants must still submit the required documents and complete the financial analysis.
Imobiliária
An imobiliária is a real estate agency that may advertise the property, prepare documents, collect payments and manage the rental on behalf of the owner.
Many traditional rentals are handled by an imobiliária, although contracts directly with property owners are also possible.
Corretor
A corretor de imóveis is a real estate agent. This professional may show the property, answer questions and assist with the application.
The corretor is not necessarily responsible for managing the apartment after check-in.
Guarantees and deposits
Garantia locatícia
Garantia locatícia is the general term for a rental guarantee. Depending on the contract, it may involve a guarantor, security deposit, rental guarantee insurance or another accepted arrangement.
Always confirm:
- Which guarantee is required
- How much it costs
- Whether it is refundable
- When it may be used
- Whether there are additional fees
Caução
A caução is a security deposit or another form of collateral used to cover obligations that remain unpaid when the rental ends.
The contract should explain the amount, payment date, permitted deductions and conditions for returning any remaining balance.
At Shortstay, the rules depend on the selected plan:
- Shortstay+: no security deposit
- Standard: a security deposit is charged in the first month, with the amount varying according to the property and length of stay
Under the Standard plan, departure expenses such as cleaning, repairs, excess consumption and inspection adjustments may be deducted. The remaining balance is returned according to the conditions established by Shortstay. Read the complete explanation of the Shortstay security deposit.
Seguro-fiança
Seguro-fiança is rental guarantee insurance. The tenant pays an insurance company to cover specific obligations described in the policy and rental contract.
Unlike a refundable cash deposit, the insurance premium is generally a service cost and is not automatically returned when the rental ends.
Shortstay does not require this insurance or a fiador, although its own approval and plan conditions still apply.
Rent, fees and payments
Aluguel
Aluguel means rent: the amount charged for the tenant’s use of the property.
An advertisement may highlight only the rent and leave taxes, building fees and utilities outside the displayed price. Compare the complete monthly cost before choosing an apartment.
Condomínio
Condomínio is the building fee used to cover shared expenses such as security, cleaning, elevators, administration and common areas.
In traditional rentals, the condominium fee is often charged separately from the rent. At Shortstay, it is included in the monthly fee.
IPTU
IPTU stands for Imposto Predial e Territorial Urbano. It is a municipal property tax.
A traditional rental contract may transfer responsibility for this cost to the tenant. Check whether it is included in the advertised amount or charged separately.
At Shortstay, IPTU is included in the monthly fee.
Taxa mensal
A taxa mensal is a monthly fee. Its meaning depends on the contract and should be checked in the price breakdown.
At Shortstay, the monthly fee includes:
- IPTU
- Condominium fees
- Electricity
- Gas
- Wi-Fi, when the property provides it
Under the Standard plan, consumption limits may apply and excess usage can be charged separately. Check what is included in the Shortstay monthly fee.
Taxa de entrada
A taxa de entrada is a one-time entry fee charged when a Shortstay reservation is confirmed.
It is included in the first payment, does not repeat in subsequent months and is non-refundable. The amount appears in the price breakdown before confirmation and in the contract. Learn more about the Shortstay entry fee.
Boleto
A boleto bancário is a Brazilian payment document containing an amount, due date and payment code. It can generally be paid through a bank or banking application.
Before paying, verify the amount, beneficiary and origin of the document.
PIX
PIX is Brazil’s instant payment system. Payments can be sent using a registered key, banking details or QR code.
Confirm the recipient before transferring money. Do not use PIX to reserve an apartment based only on informal messages without verifying the property, contract and person requesting payment.
Reajuste
Reajuste means a contractual price adjustment.
In traditional rentals, the contract may establish periodic adjustments linked to an index such as IPCA or IGP-M.
At Shortstay, the monthly fee remains fixed during the current contract. Prices may change when the stay is renewed, according to the conditions presented for the extension.
Vencimento
Vencimento is the payment due date.
The contract or invoice should explain the due date, available payment methods and consequences of late payment.
Important contract terms
Contrato de locação
A contrato de locação is the rental agreement.
It should identify the parties, property, rental period, amounts, included expenses, payment dates, guarantees and responsibilities during the stay.
A written contract provides clearer evidence than an informal verbal agreement. Read the complete document before signing or paying.
Prazo determinado
A prazo determinado contract has a defined start and end date.
If the tenant leaves before the agreed date, the termination conditions and applicable penalties should be checked.
Contrato de temporada
A contrato de temporada is a temporary rental contract used for a specific purpose and limited period, such as tourism, study, medical treatment or temporary work.
Not every furnished or monthly rental follows exactly the same contract structure. Shortstay focuses on furnished apartments for flexible stays of 1 to 12 months, although some properties may establish a longer minimum stay.
Cláusula
A cláusula is a contract clause. Each clause establishes a right, obligation, deadline or restriction.
If you do not understand a clause written in Portuguese, ask for clarification before accepting the contract.
Multa rescisória
A multa rescisória is an early termination penalty.
The contract should explain when it applies and how it is calculated. Do not assume that leaving early automatically generates a refund or that cancellation will be free.
Rescisão de contrato
Rescisão de contrato means contract termination.
It may happen when the agreed period ends, when both parties reach an agreement or when one party exercises a contractual or legal right.
Renovação
Renovação means renewal or extension of the rental.
A renewal is not necessarily automatic. It may depend on availability, updated prices, a new analysis and formal confirmation.
Inspection and apartment condition
Vistoria
A vistoria is an inspection recording the condition of the apartment.
It may document:
- Walls, floors and ceilings
- Furniture and appliances
- Doors, windows and locks
- Plumbing and electrical fixtures
- Existing stains or damage
- Missing objects or utensils
Review the inspection carefully and report discrepancies through the official channel.
Laudo de vistoria
The laudo de vistoria is the written or digital inspection report. It may contain descriptions, photographs and observations about the property at check-in or check-out.
Inventário
An inventário is the list of furniture, appliances, kitchenware and other objects provided with a furnished apartment.
Compare the inventory with the items inside the unit. Report anything missing, damaged or different from the description.
Desgaste natural
Desgaste natural means normal wear and tear caused by ordinary use over time.
It is different from damage caused by misuse or accidents. The contract, photographs and inspection report help distinguish between these situations.
Documents foreigners may need
CPF
CPF stands for Cadastro de Pessoas Físicas. It is the Brazilian taxpayer identification number used in many contracts, payments and administrative procedures.
It is not accurate to say that every foreigner needs a CPF for every possible rental. Requirements depend on the provider, immigration status and length of stay.
Shortstay informs that foreigners intending to remain in Brazil for more than 90 days need a CPF to complete the reservation. See the guidance for foreigners who do not yet have a CPF.
Passaporte
Passaporte means passport.
Foreigners without Brazilian residence authorization can submit a clear passport scan as identification during Shortstay’s reservation analysis.
CRNM
CRNM stands for Carteira de Registro Nacional Migratório. It is the Brazilian migration registration document issued to eligible foreign residents.
Foreigners with a CRNM must submit the front and back of the document, together with the applicable financial documentation.
Comprovante de renda
Comprovante de renda means proof of income.
There is no universal rule requiring every tenant in Brazil to earn exactly three times the rent. Requirements vary between landlords and agencies.
For Shortstay reservations, proven income must generally be at least twice the monthly property value. Foreign residents with a CRNM may submit pay slips, an income tax return or pró-labore, accompanied by the requested bank statements.
Histórico bancário
Histórico bancário means bank history or detailed bank statements.
Foreigners without residence authorization in Brazil must provide detailed bank history covering the previous six months when applying through Shortstay. Additional documents may be requested to complete the analysis. Check the official list of documents required from foreign renters.
Traditional rental versus Shortstay
| Topic | Traditional rental | Shortstay |
|---|---|---|
| Rental period | Often longer contracts | 1 to 12 months |
| Furniture | May be furnished or unfurnished | Furnished apartments |
| Fiador | May be required | Not required |
| Approval | Depends on owner or agency | Document and financial analysis |
| Condomínio and IPTU | May be charged separately | Included in the monthly fee |
| Utilities | Usually paid separately | Included according to the plan |
| Security deposit | Depends on the guarantee | Depends on the Shortstay plan |
| Contract process | May be physical or digital | Digital |
| Renewal | Depends on the agreement | Subject to availability and confirmation |
“No fiador” does not mean “no requirements.” A Shortstay reservation still depends on documents, financial analysis, property availability and acceptance of the contract.

Final verdict
Learning Brazilian rental vocabulary is recommended for every foreigner preparing to rent a home in Brazil. Understanding terms such as caução, condomínio, IPTU, vistoria and multa rescisória makes it easier to compare offers and calculate the complete cost.
It is not recommended to assume that every rental follows the same rules. Traditional contracts and flexible furnished rentals may use different guarantees, payment structures and approval requirements.
